Swimming pools-spas, both above ground and below ground, are permitted provided that the following requirements are met.
Examination of Documents
The Plan Reviewer will examine each application for a permit and the accompanying documents, consisting of drawings, specifications, computations and additional data and shall ascertain by such examinations whether the construction indicated and described is in accordance with the requirements of the technical codes and all other pertinent laws or ordinances.
Approval of Construction Documents
The construction documents shall be approved, in writing or by stamp, as ?Reviewed for Code Compliance.? One set shall be retained by the building official. The other set shall be returned to the applicant, for their records and to be used during inspections.
Minimum Plan Review Criteria for pool-spa reviews
As the owner of the property, or the Owner?s authorized agent, you must get approval through a Building Plan Review prior to the commencement of any construction on any commercial project in the City of Tampa. The Building Plans will not be approved for construction without an approved Site Plan submittal package. The Site may be submitted prior to the submission of the Building Plans in order to expedite the approval process, at the Owner?s selection.
Many Departments within the City of Tampa review the Building Plans as part of the submission process. The departments reviewing the plans are the Fire Marshall?s office, the building section, the plumbing section, the electrical section, and the mechanical section. Other City offices may be required to review the project based on the project size, and location. Projects of substantial size may require a DRI approval and various specialty districts or overlay districts within the city may be required to review the project for architectural or historic compliance. Additional reviews and permits may be required by outside agencies prior to the issuance of the Building Permit.
