Major Milestone in Rome Yards Development

The City of Tampa, in partnership with Related Urban, will celebrate the topping out of Gallery at Rome Yards, a major milestone in the transformation of the West River neighborhood and the broader Rome Yards redevelopment.

The topping out ceremony commemorates the placement of the final structural beam atop the 11-story residential tower, signaling significant progress on the first phase, which will consist of 234 residential units — a mix of affordable and workforce housing.

"Gallery at Rome Yards represents the kind of thoughtful, inclusive development our city needs — one that expands housing opportunities, supports workforce development, and reconnects communities through strategic investment in Tampa’s future."

As part of a broader effort to revitalize the West River neighborhood, the City of Tampa partnered with Related Urban to redevelop the former 18-acre maintenance yard known as Rome Yards. Upon completion, the full master-planned redevelopment will include approximately 954 residential units, townhomes, retail and commercial space, and new amenities designed to connect the historic waterfront community to the rest of the city.

Gallery at Rome Yards’ 234 residential units will include 60 one-bedroom units, 152 two-bedroom units, and 22 three-bedroom units. Approximately 79% of the units will be affordable housing, while the remaining 21% will be reserved for workforce housing.

Of the 234 units:

  • 58 units will be reserved for households earning at or below 20% of Area Median Income (AMI);

  • 126 units will be reserved for households earning at or below 80% AMI; and

  • 50 units will be designated for workforce households earning up to 140% AMI.

Unique to this phase are five live/work units designed to support small business owners by integrating residential and workspace opportunities within the development.

The project will also feature a 3,800-square-foot workforce training center, which will provide workplace training and resume-building assistance for residents. West Tampa Community Development Corporation will operate the center in partnership with Related Urban.

"Today’s topping out ceremony reflects the strong momentum behind the revitalization of West River and the collaborative partnerships making it possible," said Alberto Milo, President of Related Urban Development Group. "Gallery at Rome Yards is designed to provide high-quality housing and meaningful economic opportunity for Tampa residents while creating a vibrant mixed-income community."

Across all phases of Rome Yards, approximately 30% of the project’s units will be affordable housing, 43% will be workforce housing, and 27% will be market-rate housing, meaning nearly 73% of the entire development will consist of affordable and workforce housing options.

The development will include state-of-the-art amenities, approximately 230 structured parking spaces, and sustainable design features that will allow the building to achieve green building certification upon completion. All residential units across every phase of the project will be built to the same high-quality standards, regardless of income level.

Gallery at Rome Yards is expected to be completed in July 2027.
