Downtown continues building its reputation as a high-caliber urban center that features quality residential, commercial, and recreational assets.  Hotel development is very active in Downtown Tampa. Le Méridien Hotel and Aloft Hotel both opened in 2014 & 2015. The Downtown Hilton received a $30M upgrade in 2016, and numerous exterior improvements in 2017. HRI Properties purchased the old City Hall Parking Lot for a new two-flag hotel with approximately 345 rooms as a Hyatt Place and Hyatt House. The Waterside Marriott completed a $45M renovation in 2018. Strategic Property Partners (SPP) broke ground on a new 519-room J.W. Marriott Hotel in 2018 and announced the development of a new 5-star Edition hotel with luxury condominiums above. Spring Hill Suites is currently in the development phase of a new 153-room hotel.

Residential development is very active as well with a number of newly opened developments such as Novel Riverwalk, Aurora Apartments, Manor Harbour Island, Nine15 Franklin, and 500 Harbour Island. Future residential developments include Riverwalk Place, Edition Condominiums, 815 Water Street, and 220 Madison (student housing).

Downtown also continued to host a number of exciting activities and events along the waterfront, keeping Tampa in position as Florida’s West Coast leader for business, cultural amenities, convention activities, and urban living.
