Preliminary Plan Review (PPR)

Purpose:

A PPR is an optional service that allows designers, engineers, and architects to receive early feedback on proposed plans and questions related to the Florida Building Code, Florida Fire Prevention Code, and/or local land use (Zoning) restrictions before formal permit submission.

PPR Application:

You may submit a PPR at any stage of plan development. Whether your project involves site, civil, or building plans, our team will coordinate review across all applicable reviewing disciplines, including Natural Resources, Urban Design, Zoning, Fire, and Construction Services.

Requirements:

To submit a PPR application, you will need to:

  • Submit a PPR application (see “How To Create a PPR Application” below)
  • Pay the PPR application fees:
    • $892.78 for Commercial (triplex, quadplex, multi-family residential, high-rise, business offices, etc.)
    • $281.88 for Residential (single family residences and duplexes only
  • Plans or drawings (any level of completion) illustrating the proposed work.
  • A document listing specific questions or areas needing clarification.
